The Selective Licensing scheme covers an estimated 30,000 privately rented homes across most areas of the City, but does not cover every part of the City. Selective Licensing is a scheme that requires most private rented properties to be licensed. It means that houses need to be licensed where they have one or two tenants or a family living there. Although the legislation refers to ‘houses’ this does cover a variety of housing types (for example flats); the scheme provides for the regulation of ‘houses’ as defined by section 99 of the Housing Act 2004.</SPAN></P><P><SPAN STYLE="font-size:14pt">Housing licensing schemes aim to give private tenants better quality accommodation and ensure their homes are safe to live in. Tenants will also know what is expected of their landlord in terms of the maintenance, safety, and management of their home.
